Site Management / Maintenance Fee
This monthly fee is presented after signing the sales agreement of the real-estate, not necessary to own the deed, and valid for most of the projects. This fee is to cover the general maintenance costs of buildings, common areas, security, pool maintenance, etc. and is to be paid by the buyer to the account of the Site Management of the Project on a monthly basis.
Property Tax
Every year depending on the value of the real estate, a property tax shall be paid to the tax office. It is paid in two installments and first installment is due between 1st of March – 31st May and second installment is due between 1st and 31st November.
Income Tax due to renting your property
If you rent your property and gain a rental income then in the followingn year you may have to pay an income tax over the total amount you earned from your rentals in Turkey. There is a minumum income level which is announced each year, and if your rental income is lower than that then you do not need to pay any taxes but you have to declare. But if your rental income passes that level then depending on the income amount calculated after deducting certain expenses, you may need to pay tax at a rate from 15% up to 35%. An accountant can easily handle the document submission for you for a reasonable service fee.
Bank Account Opening
You can open a bank account with your passport. You may ask for internet banking rights so you can manage your account even if you are in your own country via internet.
Services for Electricity, Gas, Water, Telephone, Cable/Satellite
You can apply for all the services with your passport and your property sales agreement to the related service companies. The services will be initiated in a very short period of time. The fees are charged monthly and to the be paid to the related companies. But instead of paying directly to the companies, you can set up a bank account, credit sufficient amount and give an automatic payment order to the bank to make the payments on your behalf on due dates. You can also check all your invoices via the internet banking.
